EnerGov Solutions is a leading provider of innovative Land, License and Asset Management Software solutions designed specifically for enterprising government agencies. EnerGov provides transparent online solutions that make government services available 24/7 to the citizens they serve.  Solutions offered by EnerGov include the automation of Land Use Planning, Permitting, Code Enforcement, Inspections, Licensing & Regulatory Mgmt, Citizen Requests, Inventory Control, Work Order Mgmt, Assets and Purchasing processes.

Founded in 2002, EnerGov has grown rapidly as the company now offers solutions to more than 150 government agencies, and is completely debt-free. Key to its success, according to executive Mark Beverly, is the company’s commitment to innovative technology and an unparalleled services offering. “With the beta release in late 2002, EnerGov .NET (EnerGov’s flagship software framework) was the first Microsoft .NET platform product to market in our industry” says Beverly.” Unlike many other providers, EnerGov manages the development, implementation and support of all the software we market entirely in-house.  If our customers have a problem, there is only one phone number they need to call – ours.”

EnerGov’s systems typically range in contract size from $200,000 to $2 million+ however the return on investment is very high as system payback for many of the government agencies implementing the EnerGov solution is typically realized within just the first few years. The company has grown in revenue and employee size by at least 20% per year since inception. It is this wonderful success and aggressive growth that ultimately connected executives at EnerGov Solutions with Wm. Leonard & Co.
EnerGov first met Wm. Leonard & Co. when the tenant representation firm invited EnerGov’s executives to attend a technology industry event.  “We told them that at some time in the future we would be looking for additional office space, and within about six months, we had outgrown the space we were in,” Beverly recalled.  “After meeting with them we recognized the benefits of using their services and decided to engage them to represent our interests.”
Location was important to EnerGov and their employees, and so was the “high-energy” culture of their office.  “We wanted something ‘techy’ – clean and contemporary, with plenty of glass, and great lighting. We also wanted to be able to design the space so as to help our people work more productively, with areas appropriate to each primary department – Implementation & Client Services, Research & Development, Sales & Marketing, HR and Executive.  Wm. Leonard & Co. helped us create an environment with an energy that meshed perfectly with our corporate culture. “
Also important to the space was the inclusion of a state-of-the-art training facility designed specifically for EnerGov clients to spend time at the headquarters gaining helpful knowledge on systems administration, report writing and technical administration as well as new employee training. “It was really important to us to keep our client’s needs in mind as well and the new space has received numerous compliments from clients who now are able to come to our office for training. It has been a great decision in every respect.”
“Our experience is in providing enterprise software solutions – not necessarily in locating perfect office space or negotiating leases in a market we are unfamiliar with,” Beverly continued.  “With Wm. Leonard & Co. we didn’t have to worry about any of that.  We were able to trust and rely on them and focus our time on running and investing in our business.  Their knowledge of the Atlanta office leasing market and years of experience with landlords enabled us get a much better deal than we expected – including a very large savings on a complete build-out.”
EnerGov also considered the option of purchasing a building as a long-term investment for the firm.  “Wm. Leonard & Co. helped us work though the analysis comparing both a purchase and lease, and we decided to continue to lease and invest our capital in the growth of our products and personnel,” Beverly said.

Wm. Leonard & Co. negotiated a lease for the approx 20,000 sq ft (workspace for 100+ employees) space that includes front-end concessions with expansion rights on contiguous space.  The agreement also includes a significant build-out package that, by itself, allowed the firm to avoid using any of its capital for the construction.  “Including a turnkey on the build-out costs was very important.  We wanted excellent space – and we got it – but it’s also important to us that we remain debt free,” Beverly said.  “Based on what Wm. Leonard & Co. accomplished on our behalf, we will definitely use them again as we continue to grow.”
